it looks like you are convinced that prices wont come down ever. you can continue living in those dreams

assets are like bubbles in US, no one know when those bubbles burst, but everyone knows bubbles burst for sure

I was never saying prices wont come down ani.. I have seen 2001 and 2008 and 2020 recession or slowdowns or market meltdowns but waiting for those to happen  everyday and in the places where market is booming like Dallas or Austin is  foolish and if u have need for house and u wait for 5 or 6 years that time is gone ani cheptunna for ppl with small kids or tight finances can always wait if near future price correction or interest correct may happen

Not sure about Dallas or any other markets. Austin avg home prices are now below 2021 levels and lots of inventory to chose from.. which is good news whoever looking to buy now but ofcourse interest rates are killer.

unlike Dallas, Austin is reacting to the market conditions, which is very good!

depends on if there is further hike from Feds.

but winter is coming and generally the market cools down. interest rates should go down till jan and then rise again. my opinion.

there will be some deals for inventory homes this november.

true that still people paying high price, hoping that rates will come down and can refinance immediately.

but chances are there that higher rates is here to stay for 5 years may be, they will regret this year by year paying unnecessary interest!!

I am seeing more back to work news. Microsoft lo October ki max back to office ani annadu. Also chala mandini peekestunnaru by finding any reason possible. Last 3-4 lo hire ayna valla meeda concentrating on performence anta. Anyway more companies are doing the same. Job market teda kodithe anni paduthay even if u have loads of money.

Point most ppl miss that,  for rates it took atleast 3 years for rates to reach 7 plus from 3s so it will take Sametime or even more to reduce from upper 7s into 3s if you don't have immediate need of home it's fine to wait for few years, but question is what if rates either stay or stabilize or take 6 to 8 yrs to come down or they stabilized in 6 or 7 if it become new normal with economical growth..that one have to weigh upon

some take it based on emotion, some based on finances.

First job situation getting worse, home sangati pakkana petti working hard to keep secure job is very important 

I suggest not to buy home now , this is peak price so don’t worry about it increasing further
