Its not easy to buy when demand is there. Mana great real estate brokers overnight prices increase chestaru and so many litigations/multiple selling and what not..

how is it a good investment irrespective of gov? Jagan anna vaste capital shift chestadu...even if the court dont allow it....raje talchukunte tebbalaki kodava typelo jagan anna develop cheykudadu ani fix aite emfektam?

Safest bet is Vjw-Gtr highway...irrespective of gov it will grow

Its true prices were stagnant or reduced in last 4 yrs in Vjw/amaravati/guntur. But you buy real estate always for long term. Sell during boom. Next 10 yrs lo edo oka time lo vastundi kada.

For me it was sentiment of mom's place and buying agri lands with my own money.

My mestri bought for 13K/sq yard. The person selling him bought it for 10K anta. Uppudu he is telling easy ga 16-18K undi and election lo babu vaste it will be 20-25K/sq yard. I have no interest in govt or parties but just wanted to find out from investment point of view.

Oka vela babu vaste mamuluga leparu bhayya mana real estate brokers .. i think even before elections itself edo okati chesi artificial hype/boom teeskochi valla properties ammeskuntaru before elections.

its not true..I have been buying and helping friends buy RE in Vjw and Guntur (but not amaravathi) since 2013...infact prices went up

Prices went up high a lot before the capital announcement speculating vjw or guntur or in between will be the capital back in 2013...once capital announced everyone jumped on Amaravati

The whole term of 2014-2018/19, prices stagnated in vjw and guntur...they started going upk once the capital boom is vanished

The thing is, it has never and it will never be a straight-line in RE...its all about long-term ROI and what premium are you paying for the expected growth...i never brought when there is demand so i got great deals...friend just got one between 100ft road and nidamanuru road for 25k and it was a ok deal

That's the reason to invest now. I am not expecting returns immediately. Will wait another 10 yrs.

You might be correct. You seem to have more idea on those areas.

I am hyd born and raised. Not much idea on these except hearsay or what friends tell me. A friend moved from US to Guntur during covid and started real estate .. He told recently (april'23) RE market is dull. No interest and prices have dropped a lot from those crazy valuations.

During last assemble elections (after elections & before results were declared) an opportunity presented itself on Vij-Bhadrachalam highway near Vijayawada. I took a calculated risk and bought lands on/besides highway for long term. These deals came through a relative. Prices plummeted, after results were declared. During last 4 yrs this guy never called us.

Today he called and pressurized my dad to sell.. Offer for 30% more than our price. I called him after this and listened to all his crap and said I don't want to sell, rather I am willing to buy at these prices. He kept quiet.

I knew it was a risk at that time but bought with long term in view. But yesterday he was like sell, it’s good price etc.

I hVe no intention to sell esp the one on highway. My kids or grand kids will remember me for that. 😂

Yours which place in VJW?

G Konduru vjw-badrachalam bypass highway. Facing highway 2.5 lakhs/cent in 2019. Offering 3.25 lakhs/cent now.
0.5-1 km from highway paid 33 lakhs/acre in 2019.

I dont need the money now. Will hold it long term. One of the reasons to buy it is .. property on highway .. will be a gold mine to my kids or grandkids
