Hyderabad real estate is second most expensive in India .. Congrats KCR KTR

Hyderabad is the second most expensive market with a ratio of 31%, Knight Frank India in its proprietary Affordability Index has cited. In the first half of this year, the city has witnessed 1% increase in the ratio from 30% in 2022.

Mumbai occupied the first position with a ratio of 55%, up from 53% last year. National Capital Region of Delhi has a ratio of 30%, up from 29% followed by Bengaluru with 28%, up from 27%, according to its latest report released on Wednesday.

Higher home loan rates have reduced affordability across all markets so far in 2023. Ahmedabad is the most affordable housing market among the top eight cities, with a ratio of 23% followed by Pune and Kolkata at 26% each.

The Affordability Index tracking the EMI (Equated Monthly Instalment) to income ratio for an average household, has witnessed steady improvement from 2010 to 2021 across the eight leading cities, especially during the pandemic when the Reserve Bank of India (RBI) had cut rates to decadal lows.

Question is hyderabad economy greater than every other city in india than mumbai ?

If not then this is not good news for hyderabad real estate as its bound to fall ...

Equating rates of a prime area to all of Hyderabad is not right, there is price available for every strata of people and it is still cheaper than most tier 2 cities in India. Vijaywada and Vizag ki Bachupally, Uppal and Nagole ki pedda difference em ledu (okka veyyi itu atu)

cheapest areas select cheskunnav for comparison.. but it takes 2 hours one way for commuting, between uppal & west hyderabad.

Its not like GDP of hyderabad is larger than bangalore then why hyderabad is more expensive than any city in india after Mumbai ?

the report is fundamentally flawed as the apartment sizes in Hyderabad are 30-40% bigger on an average. Pune avg 2-3 bed room size vachi 650-1200 sft ade Hyderabad la 1200-1800sft, point is per sft price is still cheaper than Pune but people are paying for a bigger house in Hyderabad

Congrats enti bhayya.. Eee KCR and KTR valla personal agenda kosam itla ishtam vachinattu hype ichukuntu pothe. Cheppu tho kottali kodukulani. How can common man afford decent semi/full gated community in Hyderabad WEST area? Last year oka 1950 sft Semi gated lo apartment flat chusadu ma vadu..and he liked it. It was 1.1 CR ma vadu 1 ani cheppadu.. ippudu adigithe 1.5 Cr anta.. 1 year lo 50% hikeaaa.. Too much rarey... Adi inka khali gane vundi builder gadu matram thaggatle. Evadu konna konakunna rates matram thaginchatle.
