As home prices and mortgage interest rates spike, the only way many Americans can afford to purchase a house is to think smaller, giving up dining rooms, bathtubs and separate living rooms. Over the last five years, the average unit size for new housing starts dropped 10%, to 2,420 square feet. The trend is especially evident in some the country's hottest real estate markets: Newly built Seattle-area homes are 18% smaller than they were in 2018, while homes in Charlotte, N.C., and San Antonio are 14% smaller.

 

• Downsizing alone may not do enough to make home ownership affordable: One research firm estimated that the cost — including monthly payments, maintenance and other charges — increased 72% between Feb. 2020 and May 2023.
• Sales of new single-family homes rose in July to the highest level in more than a year, government data showed Wednesday — but the median price rose, too, to $436,700.

I mean if you can afford different story, but smaller andariki undadam better in terms of money, sustainability annitiki 

 

I've been a fan of a well designed smaller house (2,400 sqft)...spend money on the details not the drywall. We have a 50'X85' lot, 4 kids, a dog and 15 surfboards, 8 bikes and 10 skateboards...all fit in a 2,350 sqft home. Design is your friend.

Low demand areas ki povaali anna.. we can send kids to private schools or charter schools.. Dallas lo ne konni low demand areas lo similar houses 200-300K thakkuva ki dorukutaayi.. Manollu north Dallas and north Austin lo too much up north potunnaaru, far away from the city..
