People who bought/refinanced homes at historically low interest rates wont sell ... 

If they need to move they will rent them out and move rather than selling. 

500k loan amount ki with 2.5% apr 30yr fixed .. P&I is around 2k or less .. why would they sell .. and most of these folks are with good credit history so less risk of foreclosures.

So obviously less inventory ..
