If you are buying apartment with 100% cash then you should target for 13% annual return which is 1.6 lakh per month. With 53k rent you are not even getting 5% return. So its a dead investment. If you are buying it with loan then you wont even recover interest you paid.

yearly appreciation 15%

rental yield 5%

loan 8.4%

 

I am not paying 1.5cr in cash

spending only 30 lakhs and appreciation is on 1.5 cr every year

If you really get that rent, its good. 5% Yield is good. Buy from a prominent builder and plan to sell off in 5-8 yrs. Apartments wont appreciate after that

People are not preferring used apartments anymore due to lot of new inventory with latest features and selling it would be nightmare. So yearly appreciation for used apartments is out of question. Old used apartments will has less value compared to new apartments. The yearly appreciation 15% is for new inventory not old ones.
For 1.2cr loan you will be paying extra 50000 from your pocket.

Maintenance thesthe annual yeild is around 4% considering 100% occupancy. If apartment is vacant even for a month yeild will be less than 4%

ready to move in

rent 65k EMI 95k...so extra 30k 3.6 lakhs per annum. for 5 yrs it will be 18 lakhs out of pocket

so my total costs would be 30 + 18 = 58 l

i will sell after 5 yrs

current 1.5 cr will reach atleast 2 to 2.2 cr

so for 58 l investment i will get 60 l profit 100%

Ee investments become good investments only if property appreciates. As long as his monthly rent covers most of EMI he should be OK.

Problem with the apts is the maintenance and continuous occupancy.....on top of it, tenants and their cleanliness... Hyd lo Apts should be only good if you occupy
