Ur realtor should provide these comps for any area u are looking into buy. This report was  based 3800sft house 4 bd bath recent comprabales around my home  ..Texas is non disclosure state makes it hard for buyers to look for recent sales prices without real estate comps

Fortworth and Haslet are full of industries, full traffic and bad air quality vuntadhi.. Also they are too far from any decent desi groceries, restaurants. Desis baga takkuva.

Again not my choice but was saying whatever I heard from person I met who lives there..seems patel brother bought a land ..gonna build store soon..

Also areas like Princeton mansfield colony argyle Lewisville Aubrey Northlake are lesser prices than areas like frisco prosper celina..also someone recently I know bought in sutton fields and union park and arrowbrook vommunities mid range neighborhoods price is around 500 to 600k I think

New community and is very near to 380 and 75 making it accessible for you to go east/west and north/south. 75 is toll free too so saves some money in long run. McKinney property tax is cheaper at 2.00% and after homestead it can be less. No mud and pid in this area and has all stores close by making your travel time significantly lower compared to Aubrey and Celina where even for Costco you need to drive at least 20/30 minutes one way and traffic is additional. Rates are slightly higher but I feel the rates can sustain unlike other places where rates could drop with RTO more likely in next few months. Trinity falls is good but painted tree is a bigger community. They are still in starting phase so rates will appreciate in next couple years. School district is good and you can have diverse students unlike other cities you mentioned where it’s Asian dominating and will be very hard for kids to get good admissions in better colleges if they are not in top5%. Your kid could be in top 5% here if he is in top 20 in Frisco

BTW 2 new costco coming in prosper and celina 2024 ..(The Prosper Costco will be situated at the corner of FM 1385 and US 380,)

This is another good point. One thing I heard from people who bought old houses in established communities is that they don't have people with similar age group or interests. Culture differences valla you don't spend much time with neighbours or make new friends. Just hi bye ke saripothadi.. Pick a community that reflects your age group and desi community. You'll have a good friends group with similar interests, Picke ball ani, poker ani edo oka time pass untadhi manaki and ladies ki edo fun untadhi similar age group vaalu untey.. ledhu antey established communities lo andaru plus 10/15 years vaalu untaru antha sync avvamu.

not everybody goes to dallas there are offices in plano 75 is non toll and has connectivity to plano.

Agree, but after checking with Tripointe at Painted Tree, it appears that most of their options are already sold out, leaving only a few choices, and other builders in the area tend to be slightly pricier. And it will take quite some time for new phases to open up itseems.

Are there any other viable alternatives?

Also I feel Highland Lakes is also indeed an attractive choice, but their waitlist is challenging due to exceptionally high demand, and unfortunately, there's no alternative route to secure a spot.
