this is near to ORR exit 2 kollur location, within just 3-4 kms mottham villa plots with 60,40 ft roads @40k so neku oka 300 sqyds plot ki 1.2C avthundi max which is better investment compared to this dense apts... anything beyond 5k is a dead investment for this location also, the apt value depreciates really fast and this location is still remote no health, entertainment less chances for rental income too, major issue is next to railway track not preferable, next to this other mh project vipina g+44 high density project imagine the crowd

Business community. You will be surprised how many people are ready to rent these. Instead of buying it for 1.9 cr, they invest that money in their business and get cashflow using which they easily payoff rent.

Even if you keep 1.9 cr in bank, at 7-8% interest, you get 14-15 lakhs interest. This apartment rent will be max 50-60k/month. Do the math.

However buying a home/plot is good as it appreciated much faster. For many middleclass or working class buying a home is a dream and their biggest achievement.

Assuming 50k rent excluding maintenance etc, you get 6 lakhs per annum, which means it takes 190 lakhs/6 = 31 years approx just to recover principal.

 Where is the profit?

future price increase antava, good to see the numbers and feel happy but imagine selling, paying taxes, forex etc and there is no guarantee that you will get money in white

Land is different but these high rise apts total pulihara

Ground water entha kalam untadho ee buildings lo and imagine the crowd
