Rents already went down. earnings are reduced by 10 to 20% compare to 2022.

old homes value depreciate aithaai man and daaniki mast repairs ostaai plus neeku rental value kooda antha raadu nobody prefers. you will drain monthly income and lose long term value also. etu choosina bokke.

Plan bane undi. If houses appreciate then its a decent plan. But if housing drop or remain same, your negative cashflow will become a pain down the lane.

If you still want to go ahead with the plan, look for a place where house prices are low and the town has potential down the lane. For e.g. collage town's. Look for collage town's where they have plans to expand and buy there. You need to do quiet a bit of research though. Talk to a few realtors and layout your plan with them. Do not believe/trust them but just hear what they have to say.

This is an iffy market for RE, but if it’s just a 400k home probably still ok if u really want to do it.

make sure u have enough monthly income to cover the second mortgage in worst case scenarios, and that the property is in a rentable area.

Finally remember that in the US, RE should only be one of ur diversified investments and not ur only investment.

Same plan but have 350k cash so looking for something.  I need at least 2.4k rent. After taxes 1600 anna ostadi and I need to pay my 750k primary loan to reduce monthly. 3% loan so don't want to payoff the  350k.
