So where are folks investing then apart from stocks and T bills. Any ideas on commerical birs?

High Interest Savings account (5% these days)

Stocks/ETFs

Buy agriculture lands.

Become a realtor

Open Halal meat shops

restaurants

Grocery stores business

House flipping business.

Investment homes (ppl already got into it long back.)

Coin laundry (no maintenance)

You can think of a fully automated Bar/Pub with taps for beer and bar food.

Even with in city, rental management companies are useless. They won't do anything for you. Once you hire them, you cannot even choose who your tenents are. You cannot even meet them. If tenents do not pay, they cant and wont do anything. Only useful thing is they arrange handyman for repairs. Even that they overcharge. So think about it

Even I thought of buying second property for investment purposes.I think it is tough to manage tenants on your own.Even though property management helps upto filling the tenant but repairs cost will be too high.Better buy old house it you get cheaper and give to students.Rental wise you will get money but house koncham damage aitadi because students antey thelsu kada

Never buy any property in a place that you don’t live.. you are at the mercy of property management companies and tenants… one of my colleague had a very bad experience where the tenant stopped paying rent and also had to run to the court to get eviction order after few months.. then Covid came and the tenant couldn’t be evicted.. after the Covid protection was removed, he was finally evicted… 3 years no rent and the house was totally destroyed… he can’t  even sell it now without totally remodeling it …

Better off with putting that amount in good S&P 500 fund, around 10% ROI Anna vachedi. Rental property (unless it’s a apartment complex) is not worth.
