 equity depends on timing n not always the case.
Between 2010-2019 no equity was built and price were flat. 
Ppl are assuming similar equity like in last 3 yrs but it’s myth and cannot repeat in next 20’years with similar pace of equity.

Let’s assume price increased further for house which was 350k before Covid n now is 700k and increased to 1m in next 4-5 years as you said so in such place for affordability similar pace salary n income need to increased to afford n that will increase inflation further and it bcome cycle which govt will not able handle 
So they have to kill bubble.

Price increase everyone want but how it can be affordable by common avg American ppl

Rates will be higher for longer ! 

Fed officials still see one more 0.25 rate hike increase in 2023, and expect to hold rates higher for longer in 2024, 2025 than in June projections!

So all the hopes of new home buyers who are in dreamland fantasy world of refinancing their higher rates very soon should continue to sleep atleast until 2025 by which you might have already been in negative cash flow ?
