Hi prends- Koncham suggestion kavalai 

I’m  based in New Jersey, Monroe it’s like an hour and half to NYC and to my work.

Lennar vadidi oka community vndi

190 or so condos all sold out

only one model home fully furnished, 2bed 2 bath 1200 sft for 479,000 is available and closing lo oka 10k back istanu antunnadu 

 

last house sold in similar model was around 440,000 so overall oka 30k difference vndi. 
Is it a good idea to buy model house overall with  a 30k difference?

Thumb rule.. big No to Condo's anna.. better look for town home or single family home.

Monroe lo chaala townhomes vastai in the future and for better price after downturn. I would suggest you to rent a place and try commuting for a yr.

Negatives: NYC Buses time ki raavu, traffic lo too much time teesukuntundi.. door to door time 2 hrs

 

Positives: Monroe is the only town with fully telugu dominated area in NJ

Condo HOA entha?

Are you planning to rent it out in future?

there is big difference in other state and NJ

This is true,  very few new constructions overall in jersey.

HOA average 280, in future May be like 5 years afterwards renting .

I think we showed little bit too much interest in the property. Initially they we’re like everything even model Holmes are sold out that was in past Friday when we visited in person then they called again Sunday afternoon and told model house is back on market since the previous sale didn’t went through because of loan not getting approved. Don’t know if this is a trick or something else

Agreed bro.. New Single family communities with good school districts almost zero. Townhomes ee konni kanipistunnai.
