Comps in the Housing Market

Someone I know bought a home for $750k last year which was around 3500 sft.. 

recently the same square footage home sold for $650k in the same community..

monna recent gathering lo comps taggithey refinance ki valuation raadhu antunnaru mana telugu tejams.. 

No one is doing Over bids in this current market with Higher Interest rates.. House prices correction at least 10-15% taggey chances kanpaduthunnae..

Not a very news for Home owners but prospective home buyers Ki Good Opportunity to hedge the Higher home price markets.

U can't compare any two houses even if it's same sft and same builder  so many differences and upgrades add-ons and basic stuff and some of structural things like high roof elevation can't be done once u buy home..just fyi..

Same sft, same builder and same community.. comps are run by per sft cost kada during the appraisal..

Not saying from comps perspective but in general when u purchase house u look for few things like layout and yard size how many bedrooms downstairs does it have flex space and media room does it have upgrades in cabinets flooring is lvp or hardwood in hardwood maple flooring does back yard have extended patio and does it sliding doors or windows in living room does each room have high celing does garage have 3 car or 2 car does it curved driveway with 2 and 1 car speaeate and first floor have hardwood or carpet does house comes custom painting and built in clauses and walk in causets and home theater is ready with wiring does it have 20 ft celing or bare 12 ft ceiling in living room..these just not even 5% choices there 1000s of more and more details u need ..

There's 2 more years for refinancing... take it easy

Even a small difference like facing could lead to 50k to  80k difference in pricing as no body interested in South face house if it's inventory home been on market for few months builders usually guiding huge discounts on South facing so they can finish neighborhood and move on to next phase etc..
