Are you saying the appraiser would come an valuate the house with same floor plan which is facing the East for $650k to $680k ? That will never gonna happen.

Appraiser do not care about the facing of the house.. It was all driven buy our choices, during the last 2 year the crazyness was all due to remote job and lower interest rates.

U are only talking from appraisal and refi point of view am talking about point of view of purchasing home..if u understand take it or else leave it..

Not just east facing many ppl in my circle prefer either north or north east and west facing and prefer corner lots for sake of having spacious backyard and future pool and gazebo construction ..pure east face is a like fire in texas can't handle so much sun in summers

Ippudunna interest rates ki andaru 200 to 400k cash down minimum unnavallaku pharak padadu in case of low appraisal value  ..but yeah single income ppl with zero backup funds will definitely struggle if appraisal comes low..

akkada snow undadu kabatti vaallaki south facing value teliyatle

mine is south facing and  never shovel my driveway, it just melts on its own

appraisal value thakuva vasthe. builder will not reduce price. contract lo clear mention chestharu its buyer responsibilty, out of pocket pettali diff amount.

Yeah my previous home in dallas south facing I also did not had to shovel but saw in north facing guys struggled to shovel in dallas..buy from resale point of view in difficult markets selling south facing will be harder..2021 and 2022 being exception

 

Recently been to Denver Co akkada market inka darungam ga undi lennar type low quality houses being sold for 800 to 900 in 3500 sft with small yards like townhomes enti ante not a huge inventory of newer homes in good school district neighborhoods like Erie CO and Parker CO

Yeah agree. Fun part enti ante premium lot ki extra. If you go to east coast, you get spacios backyards without premium. Backside home lekunte premium lot in Dallas

I live in Denver, trust me Parker is not that good. I agree on new houses with literally no backyards and they're calling it courtyards and the reason I bought an inventory home. Desi santha mottam moving to Parker

Overall, Denver is an expensive market

No one is doing Over bids in this current market with Higher Interest rates.. House prices correction at least 10-15% taggey chances kanpaduthunnae..

Not a very news for Home owners but prospective home buyers Ki Good Opportunity to hedge the Higher home price markets.

 

 

750 vs 650 is not a huge difference. 
 

send me the exact home address and I am

sure I can find why they are prices like that . Simple upgrades , facing , age of home , flooring , front elevations can easily take 650 home to 750 . 
 

and yes refinance will be there , but on the value of the home at that time and they will grow another 100k for sure by the time of refinance (2025)
